Oil on spark plugs

Well my buddy is selling me his ls/vtec for cheap and found a problem.. Couldnt get the motor running on Saturday, pulled the plugs out and they were coated with oil. So the 3 problems that come to mind is this:
1 - Valve seals are shot
2 - Valve guides
3 - Piston rings gone

I want to do a leakdown test to see if it is the piston rings. If it is the valve seals or guides, would it be cheaper to buy a used 2nd gen b16 head?
The wierd thing is that the engine ran fine till he parked it. It has been sitting since November(he bought a auto versa...dont ask lol).
Any input would be greatly appreciated. The motor was built by reggies performance or something like that. It was built professionially and ran very well. The block is a b18b with gsr pistons.

Was the oil on the end or the spark plug (electrode side) or in the galley where the plug wire sits. Had the same thing on my teg before from the spark plug tube seals on the bottom of the valve cover. It looked like ti was on the plug cause as the plug came out the oil ran down them. Was there any oil on the spark plug socket when you took them out?

When I pulled the socket out the whole thing was covered with oil. Not just the tip of the plug

Yup thats it, seals prollly dried out from sitting then when it started up the oil came right by those seals and filled up plug galley. Clean it all up and change the plug seals on the valve cover. I have a set at home for my motor build, I'll post the part # for it when I get home. but you will see them with the valve cover off, might as well do the valve cover gasket since your in there anyway.
